Basic Information:

Our leasing office is open Monday-Friday from 10 am – 7 pm. The weekend office hours are Saturday 10 am – 5 pm and Sunday 12 pm – 5 pm.

Lease Terms:

An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.

You can sign a 12-month lease agreement. All leases will begin on move-in day and end on July 31st. We do not offer short-term leases.

All leases are 12-month installments beginning on move-in day and ending on July 31st. If you need to get out of your lease early, you can relet your bedroom space by finding somebody to take over the remainder of your lease. The relet fee is a flat rate charge of $500. Please contact one of our leasing agents to discuss in detail.

Yes, you can switch floor plans as long as we have the space available. Your rate is subject to change depending on the floor plan you choose. You will be required to sign a new lease to secure the new floor plan. If you decide to switch floor plans before the lease term begins you will not be charged a transfer fee, however; if you decide to transfer floor plans during your lease term you will be charged a transfer fee of $300.

You will be automatically enrolled in our renter’s insurance program. Our option includes property liability coverage at $14.00 a month. If you prefer, you can opt out by providing proof of third-party renter’s insurance with at least $100,000 in liability coverage. Please login to your resident portal to upload your third-party renter’s insurance documents.

Yes, we offer double occupancy in our studio and 1 bedroom floor plans. To set this up, we require a primary applicant and a co-applicant. The primary applicant will be responsible for managing the financial aspects of the lease. Please note that an additional $100 per month per occupant will be added to the rent for double occupancy.

Rent Installments:

Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment will be due August 1st and the last on July 1st unless you choose to renew and stay for another year. Please note that rent for August is not prorated.

Your installment is due on the 1st of each month as outlined in the lease. Late fees begin to apply if the payment is not received by the 3rd of the month.

You can pay this through your resident portal using a debit/credit card or e-check. Alternatively, you can also bring in or mail a physical check or money order to the leasing office.

Additionally, you will have access to our on-site amenities and attentive, on-call staff.

The following are not included and must be paid for by the tenant:

  • Electricity (this cost will be split evenly between all roommates in the unit)

  • Sewer
  • Gas

Move-In Information:

Move-in day will be in August.

We offer our residents up to 1 Gigabit speeds per user. Residents will have a home-like experience with Personal Area Network (PAN), allowing Wi-Fi-connected devices to interact with. We partner with Synergy for our high-speed internet.

Lease Process and Fees:

Tours are held in our leasing office on-site located at 805 15th Ave SE Minneapolis, MN 55414 during our office hours. You’ll be greeted by one of our leasing agents, who will guide you through the office, take you on a tour, and answer any questions you may have!

You can easily complete the entire leasing process online. We are also available in the leasing office if you wish to visit us to apply in person.

Step 1: Fill out an application
Start by filling out our application form. You will need the following information:

  • Floor plan you want to lease
  • Name, phone number, email address, birth date, and Social Security number of the applicant as well as the name and email address of your guarantor (if you’re using one)
  • Photo or scan of an identification document such as a passport, driver’s license, state ID, or active military
  • Address of applicant’s current residence
  • Bedroom preference and roommate information

Step 2: Sign your lease
After your application is approved, you will automatically be emailed a link to sign your lease. Once our management team countersigns your lease, you will be notified via email and receive a digital copy of your completed lease through your resident portal.

Step 3: Get email updates
Once your lease is completed, you will get email notifications with more information on topics such as events, move-ins, and property updates.

One-time fees

  • Application fee (non-refundable) – $50 – This fee covers the cost of the background checks we run in order to approve your application, including the screening of one guarantor. This fee is due upon submission of your electronic application.
  • Administrative fee (non-refundable) – $150 – Residents will be charged a one-time service fee for administration, billing, bill auditing, and overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease.
  • Security Deposit (refundable) – equal to two month’s rent – You will only be charged this fee if you will not be using a guarantor for the leasing process. This fee is due upon move-in and is refundable at the end of the lease term. Once you move out, we will need your forwarding address in order for us to mail you your security deposit check.

Monthly fees

  • Pet fee – $50/month per pet. There is a one-time, non-refundable pet deposit of $250.
  • Utility fee – $6.50/month

The application fee is due when your application is submitted. All other fees are not due until move-in.

A guarantor is a co-signer for your lease agreement who takes financial responsibility if you are unable to pay rent or other charges. Most students do not have an income, so having a guarantor allows us to qualify you for a lease based on your guarantor’s income.

You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application.

In order for a guarantor to qualify, they must meet the following qualifications:

  1. Must earn 3x the monthly installment
  2. Must not have filed for bankruptcy in the past seven years
  3. Must have a credit score of 600

A guarantor is required unless you qualify on your own based on credit and income criteria. Additionally, Guarantors must complete a guarantor agreement and meet specific financial requirements.

You are not required to have a guarantor. If you choose to self-qualify, you will need to pay a security deposit equivalent to two month’s rent. This option provides flexibility for those who prefer not to involve a guarantor.

For applicants who do not have a credit history in the US and/or a guarantor, our team recommends proceeding with our security deposit option which will equal two month’s rent upfront.

Additionally, applicants who are citizens of another country must provide at least two of the following:

  1. A Passport
  2. INS document that entitles the applicant to be in the Unites States
  3. Proof of employment in the United States
  4. I-20 verifying student status or proof of enrollment

We need your Social Security number to conduct standard credit and criminal background checks as part of the leasing process.

We use secure software to keep your personal information protected. All data, including your name, email, birth date, and Social Security number, is encrypted using the same advanced techniques that banks employ to safeguard financial information.

Yes, you can still live here if you’re under 18! You’ll need a parent or guarantor who is over 18 to complete the application and leasing process with you. We have a special Under 18 Lease Agreement designed for residents who are not yet 18. This agreement ensures that all legal requirements are met for your lease.

Roommate Matching:

Yes, we do offer roommate matching! As part of the application process, there’s a roommate section where we ask a series of questions about your major, hobbies, and lifestyle preferences. We encourage applicants to fill these out honestly so we can pair you with roommates who share similar interests and habits.

Parking:

Yes, we offer on-site parking with two options:

  1. Parking Garage: Located directly connected to the building, available for $215 per month for standard parking and $185 per month for tandem parking. Additionally, we offer scooter parking for $75 per month.

 
To guarantee a parking spot, you must sign a parking addendum, which is added to your lease agreement. Parking IS NOT guaranteed without this addendum.

To provide peace of mind for students and parents, our team takes the following security
measures:

Surveillance Cameras
Our property features an extensive security camera network throughout the entire building and parking garage. Cameras are placed in the following locations:

  • Lobby and Leasing Office
  • Amenity Spaces (fitness center, yoga studio, study rooms, pool deck, and rooftop lounge)
  • Parking Garage
  • Elevators
  • Each Residential Corridor

Controlled Access
We provide residents key fob access to exterior doors and amenity doors. Our Butterfly MX system also controls building access, making it difficult for non-residents to enter the property without authorization.

After-hours Courtesy Officers
We offer on-site security Thursday through Sunday from 8 pm to 4 am to ensure a safe living environment.

Yes, we have a dedicated maintenance team working five days a week with on-call staff available on weekends. We also provide after-hours emergency maintenance for urgent issues.

You can request maintenance through your resident portal under the maintenance tab.

Utilities are managed through a third-party service, Entrata. Your monthly utility bill will be posted on your resident portal for payment.

Yes, we allow certain pets under the following guidelines:

  • Dogs: Allowed if they weigh less than 50 lbs.
  • ESA Cats: Only emotional support cats are permitted.
  • Fees: There is a $250 non-refundable pet fee and an additional $50/month pet rent.
  • Service Animals: Service animals are exempt from fees.
  • Aggressive Breeds: Breeds considered aggressive are not permitted such as: Pit Bull Terriers/Staffordshire Terriers, Rottweilers, Doberman Pinschers, Chows, Presa Canario, Akitas, Alaskan Malamutes, Wolf-Hybrids.
  • Roommate Approval: Roommates must approve having a pet in the unit.

For emotional support or service animals, there are no fees required. Documentation is necessary to verify ESA or service animal status.

The level of your apartment depends on your floor plan type and apartment number. Please speak to a leasing agent to discuss the various levels within the building.
